A California spec house with a waterfall at the entrance is coming on the market for $39 million.
The Beverly Hills property is in tony Trousdale Estates, where high-profile owners include the singer Elton John and billionaire Bernard Arnault.
The newly constructed house was developed by a group of investors led by local residents Lisa and Jonathan Bloch. The project is the first spec house to be designed by Mark Rios, one of the architects behind the renovation of iconic Hollywood Bowl in Los Angeles. In the past, Mr. Rios said, he has designed homes for music executive Clive Davis and television producer Darren Star.
The six-bedroom, modern home spans roughly 12,500 square feet across two levels. Mr. Rios, a founder of RCH Studios, said he designed the house and garden to take advantage of a "killer view" of the Los Angeles basin.

The property has a dramatic entrance, with a 13-foot-tall architectural wall separating the house from the street for privacy. The 15-foot-high water feature is just outside the front door, with water falling from the top floor into a reflecting pool on the lower level.
Narrow architectural skylights run the length of the living spaces, bringing natural light into the space. "It’s fairly theatrical," Mr. Rios said.
Amenities include an elevator, a hair and makeup salon, a massage room and a screening and entertainment room. A quirky geometric swimming pool points at the horizon, functioning much like an "art piece," Mr. Rios said, noting that he believes that pools are "80% for looking at, 20% for swimming."
All the main rooms have motorized sliding glass doors that disappear at the touch of a button, connecting the interior with the exterior.
"You can pocket all these glass walls away and the house feels like a huge porch," he said. "There’s no delineation between the outdoor and indoor space."
The interiors, designed by Dusenbury Design, feature splashes of blue. The screening room has a midnight-blue cashmere carpet and suede walls. A three-sided fireplace in the living room has Saint Laurent marble stone detailing. The house comes fully furnished, said agent Rayni Williams of Hilton & Hyland, who is listing the property with her colleagues Linda May and Branden Williams.

Simon BerlynMs. Bloch is one of the publishers of the local newspaper the Beverly Hills Courier, while Mr. Bloch is a real-estate attorney. The Blochs declined to comment, but public records show they bought the site for $7.895 million in 2016.
Ms. Williams said while curfews related to civil unrest have "put a wrench" in showings this week, she is still seeing steady demand for luxury real estate in Los Angeles.
Ms. May agreed, saying the coronavirus crisis has led many people to rethink their real estate. "There’s activity," she said, "and the catalyst is a sudden acknowledgment that we’re going to be in our houses for a while."
