New Beverly Hills Spec House in Trousdale Estates

This new spec house by the architect Mark Rios is in Beverly Hills’ Trousdale Estates neighborhood, which is known for its cutting-edge architecture, celebrity residents, and wide-angle views across Los Angeles.

Trousdale was developed in the 1950s and ’60s, with early houses by a stellar group of architects that included Frank Lloyd Wright, Wallace Neff, A. Quincy Jones and Hal Levitt.

In this new house on Chalette Drive, Mr. Rios paid homage to Levitt by blurring interior and exterior boundaries and recreating Levitt’s signature large-scale entrance door with a protected courtyard, listing agent Linda May said.

“The architecture is absolutely exquisitely done,” she said. “It’s very rare to have a courtyard in Trousdale.”

The dramatic two-story entry features a cascading waterfall that flows over a textured wall of Aegean limestone and then spills into an exterior reflecting pool below.

“When you come into the house, your eye goes right to the corner of the infinity pool and the views,” she said. “That sense of arrival is what makes this house special.”

The interiors are by Dusenbury Design. Architectural and design details include 10 - and 11-foot ceilings, fumed oak floors, motorized pocket doors with floor-to-ceiling glass to take in the views, and hand-selected exotic stones and marbles throughout the house, including Calacatta, Sierra Noir and dolomite.

The open living and dining rooms feature a showcase Sahar Noir floating marble fireplace and a full-length skylight. Because of all the glass, the adjoining family room and kitchen blend easily with the terrace and pool deck.

The kitchen has Miele appliances, a breakfast area, Italian cabinetry, and a butler’s pantry.

The views are “extraordinary, very dramatic--the whole house is oriented to the view,” Ms. May said.

“You can see all of the L.A. Basin to the Pacific Ocean,” she said. “This is the most desired view line you can have in Trousdale.”

The 1,600-square-foot master bedroom wing is on the main level, with private courtyard views, grand marble dual bathrooms with separate closets/dressing areas, an office and a terrace. Three additional bedroom suites complete this level.

Floating stairs descend into the lower level entertainment lounge that offers a marble-clad bar with an adjoining screening room and an 825-bottle wine cellar.

“You have complete privacy because of the large-scale entry door,” Ms. May said. “The entire house cannot be seen from the street, and the whole property is hedged.”

Neighborhood Notes 

Trousdale Estates was the “epicenter of Mid-Century Modern houses,” Ms. May said.

It went through a slump in the 1980s and then rebounded about 15 years ago, she said.

“The great houses were always admired and preserved,” Ms. May said. “And then it became the place where people were building stunning contemporary homes.”

From the house, it’s about a five-minute drive to the Beverly Hills Hotel, she added.
